- Monitor and enhance investment value of office portfolio which includes 6 assets (~3.8M SF) in LosAngeles and Seattle by: participating in lease negotiations and performing analyses regarding impact of lease transactions, capital projects, hold/sell decisions and financings to overall asset value and investment yield; assisting in the development of annual asset strategy; reviewing annual operating budgets; performing cash and operational management by reviewing monthly financial reforecasts; communicating effectively with other internal functional groups, JV partners and 3rd parties (appraisers, lenders, consultants).- Work closely with Capital Transactions team during asset acquisitions and dispositions; tasks include:managing the estoppel process, reviewing offering memorandums, developing budgets, reviewing leases, responding to lenders to resolve underwriting questions, reviewing loan documents, and running models to show budget implications within established timeframes.

- Managed 2Mil SF portfolio consisting of 2,300 units and 50,000SF of ground floor retail in NYC by: overseeing and directing the leasing teams to optimize leasing strategy and increase rents by ~10% while maintaining existing occupancy levels; revamping the tenant renewal process and increasing retention by 60%; developing reports to track leasing performance and metrics for senior management; developing and executing annual business plans; coordinating annual budget process and monitoring property level P/L; and communicating directly with senior management and investors. - Oversaw the Low Income Housing Tax Credit 80/20 program (valued at over $30M in tax credits) including completion of initial lease-up; negotiating terms with and managing the tax credit recertification and leasing agency; and monitoring the government agency audit, and the annual reporting and re-certification processes. - Spearhead repositioning initiative for 40-story residential tower including: evaluating existing building and tenant profile, in-house policies and procedures, physical condition of common areas and apartments; developing marketing strategy and engaging consultants; developing the scope of service enhancements, common area and apartment improvements; analyzing economic impact of upgrades and managing the implementation of plan. - Actively participated in and coordinated analyses and diligence for $510M loan refinancing, including liaising with existing and potential lenders, building proformas and providing due diligence materials.
