- Authoring reports containing actionable recommendations- Conducting in-depth data analyses - Advise on pricing and marketing strategies- Gather information on sales and rental prices of new real estate developments (serviced apartments, condominiums, hotels, offices and retail space)- Provide different projects of company ( such as Star City, Pun Hlaing Golf Estate, FMI City, FMI Center and Landmark project ) with vital information- Reading news and reporting to higher management about competitors and trends- Gather Statistical data on competitors- Gather prices of lands and apartments near our current projects and help higher management to improve on pricing and sales strategies- Planning for Sales and Marketing, Setting up sales office, events, Provides research data on pricings ( KRIS PLAZA Project, 114 apartment condominium towers with Yoma Bank Regional Headquarters Nay Pyi Taw)- Financial Planning, Budgeting for Yangon Club (Member's Club)

-making report on sales prices of private houses and rental prices of serviced apartments, condominiums in different townships-reading news and keeping tracks of competitors, new projects and P.E.S.T environment-marketing plan for leasing department (SWOT, ERRC, Budget, Timeline,CSR)-discussing with owners and get the apartment owners to sign management agreement for leasing of their units-checking fit-out standard whether it fits in the leasing standard or not-showing different types of apartments to potential tenants and getting to know them personally to keep them informed about update on leasing -issuing invoices and accepting rental fees from tenants & doing all the necessary paperwork to give back these rental fees to owners-taking care of tenants requests and installation such as (Internet, daily use items, TV channels, Maid Service)-taking care of commercial lease at basement of each buildings, meeting with potential commercial operators such as Supermarkets, Gyms. Restaurants etc. -All the business law related things such as 1. Owners management agreement 2. Lease agreement 3. Contract with Decoration companies 4. Contract with commercial operators 5. Extended settlement payment (loan program) to some of the owners.

-Organise and confirm B/L , LC, Insurance and other documents-Marketing responsibilities such as keeping track of competitors’ advertising & sales activities, sales figures & marketing expenses report-All other ad hoc administrative duties as needed-Doing Quotation with Excel and Handle emails (Seafrieght Enquiry+Shipping Forwarder)-Schedule and Track of Cargos, Handle Transhipment, Plans to lower to demurrages, detention and other unnecessary charges

-Handle all incoming phone calls, customers’ enquiries and after sales service-Liaise with business associates, including insurance and credit companies-Schedule & manage appointments for the Managing Director and Marketing Manager-Inspires and empowers others to overcome difficulties and achieve goals.
