•Developed Excel-based cash flow and enterprise valuation models forecasting ROI, IRR, PV 10% reserve values and relevant credit covenant and collateral coverage metrics to assess free cash flow, EBITDA, credit risk, return profile and ability to service debt obligations occurring from structured mezzanine financings for growth stage energy ventures.•Created and co-authored Term Sheets, internal Credit Committee Memorandums, and Work Deposit Authorization letters for three mezzanine deals totaling $105 Million in commitments. •Conducted primary research utilizing Bloomberg Terminal and industry resources, detailing macro-economic and industry trends including strip pricing, oil and gas price differentials, high yield spreads and credit ratings, M&A activity, comparable transactions analysis, and pure play multiples. Data was included in the Weekly Update Report for internal energy group, and cash flow models for current deals under review.•Performed underwriting and due diligence processes for eight transactions by reviewing, summarizing, and analyzing financial statements, development agreements, deeds of trust, security agreements, leases, and mineral interests and production payments.

•Negotiated price reductions with local, regional and national vendors, resulting in reduced hard costs of 10-20% (~$15 Million in savings in FY'08), more efficient production lead times and higher quality products offered as part of spec level package in new homes.•Qualified and interviewed potential vendors and suppliers, solicited bids, awarded and contracted all trades for 37 subdivisions including single family detached and multifamily product lines. •Created and maintained budgets, starts, options, field work vouchers, and product margin reports in Excel and JD Edwards ERP system for all projects under development by the Las Vegas Division.

•Created Excel-based financial models forecasting Gross Margin and ROI for approximately 50 acquisition or disposition deals and presented key metrics, costs and projections in a weekly land meeting to division management team. •Identified, prepared Letters of Intent, negotiated and contracted five land deals (valued at approximately $56 Million) for acquisition that contributed to Las Vegas Division's operational success. •Negotiated, contracted, analyzed, presented and managed acquisition and disposition of approximately $800,000,000 in land asset transactions over five year period with internal acquisition team.•Created and submitted Corporate Land and Lot Transaction Book which detailed investment information, financial projections for gross margins and return on investments, operating budgets for land development and vertical construction, market research analysis, and legal, environmental, and entitlement risks. Presented deal points to division, regional and corporate management. Three solo acquisitions and all collective transactions were approved.
