-Oversee a team of six responsible for the forecast and budget of $1.6B rent, occupancy & depreciation expenses for Gap Brand, Old Navy, Banana Republic and Gap Outlet. Requires extensive knowledge of GAAP accounting, especially lease accounting and capitalization policies. Effective collaboration with business partners led to success in role. -Responsible for team of eight accountants who record all accruals for Gap Inc. brands, reconcile and certify multiple balance sheet accounts, and create the monthly close package for corporate reporting and responded to auditor requests. -Achieved increase in quarterly customer service scores for both forecasting and budgeting services, and accounting services. Focus on communications and alignment on expectations was main reason for improvement.

-Managed the creation of complex databasess and Excel spreadsheets that improved employee productivity, increased the accuracy of reporting and increased savings related to rent expense. -Developed performance metrics for Real Estate Processes including benchmarking with Hackett Group and Shared Services Roundtable. -Created reporting from Oracle Fixed Assets ERP, which included Property Plant and Equipment reporting which is key report for auditors and cash flow reporting for Corporate FP&A.

Was also responsible for forecasting project profit.-Developed project estimate and schedule for a $3 million DESOM environmental system installation.Underwrote and analyzed potential seniors housing acquisitions and performed due diligence activities on $45 million dollar acquisition.

-Prepare detailed estimate and schedule for $48 million refurbishment of a rutile plant. -Before project ended due to coupe d'etat, responsibilities were to include, project progressing, cost analysis and project scheduling.

-Designed cost accounting system for engineering and construction company, including integration into Oracle based accounting system. Included creating procedures for procurement, accounts payable, payroll, and creating corporate cost department for construction equipment.-Responsible for production and analysis of monthly cost and schedule reports for all project, with four cost/scheduling and accounting personnel. Included internal profit reports and general ledger adjustments. -Detailed economic analysis for domestic and foreign minerals projects.-On site in Uzbekistan; Responsible for forecasting all field costs including labor and equipment in Microsoft Excel. Negotiated contractor payments with Russian contractors. Responsible for allocating all labor costs to correct cost center.Assigned payroll duties until fulltime adminstrative personnel arrived on site.
