Responsibility carrying as manager procurement for multiple commercial IT Park development projects having saleable area of more than 10 million square feet. Identify new suppliers, comparing prices, specifications, terms, and delivery dates to determine the optimum one to utilize and BATNA for the negotiation process. Finalized various annual rate contract for materials and capital items for obtaining long term cost benefits. Restrict project budget less than 5% to 10% of the average package cost as published by various market survey groups for the South India Region.

Working as Contract Manager, under Turner Program Management employed by Phoenix Group. It is a huge exposure for me to work in multiple projects in terms of Contracts formation and monitoring under a world leading Project Management Consultancy.

Responsibility carried as Planning Coordinator for various Building Projects at Hyderabad location with initial project planning, progress monitoring, contractual deviations & claims, delay documentation and correspondences with clients. Set and assist increase of labour productivity and utilization of other resources as per company baseline and target.

Performed as cost manager for multiple commercial projects in various contract administration aspects. Generate adequate reports for project financial monitoring. Validate non tendered items for all relevant packages. Delivered flawless and timely Certification of vendor’s payment applications related to civil, MEP & finishing packages reduced certification cycle by 50%, adopting a fully computer-based QS System. Prepared tender/contract reports for submission to Client. Issued LOA, contracts, variation orders and settlement of claims. Implement use of cut lengths and special length reinforcement steel to reduce cashflow requirements by 20% and wastage percentages by around 1% on gross usages. Creates excel based BBS spread sheet hugely accepted and implemented for various contractors as on today.

• Preparation of Overall Project Schedule and Detailed Construction Schedule in consultation with the project teams in MS Project/ Primavera, Schedule updating, Weekly & monthly progress reports, Material take offs, ‘S’Curves, Histograms, Productivity reports, Earned value reports, CPM/ Precedence networks, Critical path analysis, Progress monitoring, Work breakdown structures, Change orders, Estimating & Costing.• Making overall Progress Schedule including resource calculation using MS Project.• Monitoring of work progress as per Schedule and making of possible remedies to achieve the target and review the same with client. Coordination between Architects, Design Consultants and Contractors for drawings and documents. Certification of RA & Final Bills raised by Contractors.• Developed procurement matrix and material delivery schedule, forecast of long lead items.• Preparation of Rate Analysis, Shuttering & Temporary facility, Overheads Calculation, Budgeted Cost finalization with Client.• Preparation of Tender Documents. Preparing and Checking of Technical Specification.• Checking of Pre-Qualification Documents of Contractors, Evaluation of Tender.• BOQ preparation for outsourced international projects.

• Head of Billing Department for 50 Lakhs Sq-ft Integrated Commercial Projects of Embassy Group at Golf Link Software Park.• Preparation, Monitoring and Documentation of Client Billing, Maintaining Cash flow, Follow up for certification and payment.• Cost estimation of add on scope, Rate analysis for non tender items, Change Order Preparation and getting approval from client.• Preparation, follow-up and Monitoring of material requirement, Reconciliation and subsequent activities with regional office. • Labours, Material and Equipment planning & procurement Scheduling and Monitoring of the same.• Assist QA/QC Division for QC manual, procedure implementation & control of Concrete Quality from RMC Plant.• Coordinate, manage and supervise the work of subordinate members and support staff. • Initially part of execution team as an in charge of reinforcement works, BBS and client billing for several prestigious projects during 2000 and 2005.• Deliver wastage control procedure of Reinforcement Steel and decreased the wastage of 1% through co-ordination of Five Different Site in Same Campus.
