• Check and approve all transportation invoices, including parent re-imbursements, and forward them for processing and payment;• Prepare estimates of transportation budget account;• Continuously assess efficiency and effectiveness of transportation services (cost, time studies, schedules);• Ensuring that security measures are in place to protect against theft, fire hazards, and other physical threats to assets;• Developing security policies and procedures to ensure compliance with legal requirements.

• Assist with the development and execution of annual marketing plans within budget;• Utilize the established sales and marketing strategies to increase property traffic;maintain closing ratios, and achieve the budgeted occupancy• Assist with all move-out and move-in events as well as collect deposits and/or fees associated with move-in (as necessary);• Perform various administrative tasks as needed or as directed by the Property Manager and any additional responsibilities as required.

• Track traffic, appointments, and leases daily;• Complete weekly market surveys;• Coordinate all community outreach marketing and locator visitor;• Submit weekly reporting and weekend update reporting.

• Performs leasing duties such as showing prospective residents’ apartments and explaining occupancy terms;• Conducts market surveys as directed by Property Manager;• Develops and implements strategic marketing programs to ensure maximum occupancy;• Interacts and maintains a positive relationship with all clients.
