Provide due diligence, risk management, and ongoing real estate development advisory services to a diverse group of financial clients that include the industry’s most highly-regarded real estate investment funds and banks. Function as the owner's representative relating to the feasibility and execution of development projects throughout their financial life cycle, from pre-loan closing through construction completion and closeout. Client representation has included development projects located in a wide variety of markets including Chicago, Seattle, Los Angeles, Dallas, Austin, Phoenix, Aspen, Madison, the Bay Area, Hawaii, and Costa Rica. The scale of projects typically ranges between $20 million and $350 million in hard construction costs and has included multi-family housing, mixed use, high-end residential, offices, hotels, and industrial projects. Responsibilities for all projects typically includes: - Due diligence including evaluation of design packages, entitlements, project team, budget, schedule and development feasibility- Forecasting ongoing project risk from loan closing through project closeout- Inspections of construction sites; Auditing budgets and assessing schedules on a monthly basis- Analysis of draw requisitions - Approving loan disbursement- Generation of monthly reports for client distribution

Managed the design and construction of Grainger real estate development projects, with typical budgets ranging between $1 -20 million. Major projects managed: - Grainger Corporate Headquarters Renovation - $10 million renovation of Grainger's Corporate Campus.  - Downtown Chicago Office Consolidation - $20 million consolidation of multiple leased spaces in downtown Chicago, into one new 125,000 sf  office space at the Merchandise Mart. - Tempe Call Center Expansion - $5 million, 25,000 sf expansion of Grainger's largest call center in Tempe, AZ.

Managed new capital projects from planning through design, construction, and closeout.Responsibilities for all projects included: Direct responsibility for budget and schedule management; Leading the design process by providing direction on behalf of the University and representing University stakeholders; Preparing weekly and monthly project reports documenting schedule, budget, and project issues for project stakeholders and the highest levels of University administration; Representing the University in the process to obtain all zoning approvals and building permits; Negotiating, procuring and administering all contracts needed for projects; Providing full time, on-site supervision and quality control to ensure that the Owner’s functional requirements are met and that construction proceeds in accordance with plans and specifications; Preparing project budgets and schedules to support funding requests to campus planning committee and University board of trustees.Major projects managed: - Campus North Residence Hall and Dining Commons - $180 million Design Build project, for a new 800-bed residence hall, dining facility, and retail spaces. Worked with Studio Gang Architects and Mortenson Construction as a Design Build team. Oversaw the project from initiation through design and construction. - Crerar Library Renovation - $33 million renovation of the Crerar Library into the future home of the Department of Computer Science and the Computation Institute.

Collaborated with vulnerable rural populations to implement and promote environmental awareness and protection. Monitored and evaluated community development needs through community engagement activities. Worked with a local non-governmental organization to educate and train under-served youth in sustainable agricultural techniques. Designed and implemented large scale projects including an improved cook stove initiative, a land tenure through reforestation campaign, and a girls empowerment soccer tournament. Elected by colleagues as the regional representative of the Volunteer Advisory Committee, representing their interests and brainstorming solutions to problems with Peace Corps Administration. Managed the facilities and operations of a Peace Corps extension office.

Consulting project manager for the Illinois Department of Transportation. Oversaw a $5 million road improvement project, funded by the American Recovery and Reinvestment Act. Supervised contractors and subcontractors, and checked their work for quality and completeness. Duties included making sure all codes and standards were being followed on the project, measuring and logging materials for billing, concrete beam testing, and reporting project needs and updates to the Resident Engineer.

Assisted in the restoration of Frank Lloyd Wright’s Davenport House in Oak Park, Illinois. The project consisted of a full renovation including structural retrofits, wiring, plumbing, masonry repair, and aesthetic improvements, in an attempt to return the structure to how it was originally built in 1901. Acquired hands-on preservation skills: plastering, restoring and staining wood, painting, etc. Improved communication skills with contractors and supervised their work for quality and completeness.
