Top ranked U.S. fund for Environmental, Social, and Governance (ESG) performance with over 300 institutional investors.Role:Facilitate NewTower’s oversight of MEPT by coordinating Strategic Plan implementation, enhancing portfolio management, leading fund analytics and reporting, and executing new product initiatives. Report to COO and supervise project teams of 20+ staff.Accomplishments:Performance Improvement – Co-authored and implemented MEPT’s Investment Policy and Strategic Plan which resulted in MEPT’s ranking improving from 4th quartile to 1st quartile in 2.5 years.Investment Committee – Appointed by President. Approved over $6.5 B in equity, debt, disposition, and development transactions comprising office, multifamily, industrial, and retail assets.Defined Contribution Fund – Responsible for the development (market research, marketing, and legal), structuring (product economics and contracts), and securing Board approval to create MEPT Edgemoor, a private REIT launched in 2010. This entity enabled defined contribution investment into MEPT. Risk Management – Led creation of risk framework for Board review and investor disclosure. Received executive recognition for MEPT’s $1.5 B debt and $1.0 B construction reporting systems.

Role:Instituted best practice effort acting as change agent transforming MEPT from instinctual culture to one more reliant on information and analytical decision making. Accomplishments:Reporting Best Practice – Created reporting platform adopted across fund utilizing key performance indicators, benchmarking, and management dashboards to support executive decision making.Attribution Analysis – Conducted diagnostic on MEPT’s underperformance vs. National Council of Real Estate Investment Fiduciaries (NCREIF) ODCE Index; triggered reevaluation of fund strategy.REIT Subsidiary – Orchestrated creation of vehicle providing foreign investor access to MEPT. Generated over $600 M in funds raised to date. Co-authored Private Placement Memorandum.

Role:Led delivery of real estate consulting services, developed staff, and managed multiple projects. Oversaw financials, contracts, business development, client relationships, and vendors.Accomplishments:Department of Defense – Led team of 25 consultants evaluating a shared services organization for military retail exchanges ($11 B in revenue). Resultant plan targeted annual savings of $162 M.National Imagery and Mapping Agency – Directed analysis quantifying 12% operational savings from consolidating agency facilities into 2 M square foot campus representing $2 B investment.
