Ben Applebaum is a 20+ year veteran of the commercial real estate industry and has been involved in transactions totaling in excess of $2B and was directly responsible for acquiring or developing over $850MM worth of real estate. Ben joined EQT Exeter in 2024. Prior to joining EQT Exeter Ben formed Hennepin Industrial in 2019 to develop, acquire, and manage warehouse and distribution buildings in key logistics hubs in the United States. Hennepin Industrial partners with family office, private equity, and institutional investors in investment opportunities that produce attractive risk adjusted return profiles. Prior to forming Hennepin Industrial, Ben spent 15 years with the Welsh organization and helped grow the business from a local investor in Minneapolis, to a recognized national industrial REIT with an established private capital business. Ben was instrumental in developing investment strategies that provided strategic direction to both WPT Industrial REIT and its private capital business. Ben held several leadership positions at WPT and was a member of WPT’s internal Investment Committee. Ben was involved in a successful IPO on the Toronto Stock Exchange and has significant public markets experience. In addition to establishing the investment strategies of WPT and executing on acquisitions and development, Ben has significant experience in deal structuring, debt and equity procurement, due diligence, real estate operations and leasing, project underwriting, due diligence, and closings. Ben is active in NAIOP and sits on the NAIOP Industrial Acquisitions II National Forum and was recognized in 2007 as a NAIOP National Developing Leader.

Developed and implemented the investment strategies for WPT's various investment strategies, including WPT Industrial REIT and WPT's private capital business. Responsible for the development of over $175MM of new warehouse space in Northern NJ, Cincinnati, Indianapolis, and Louisville. Assisted in successfully recapitalizing WPT and obtaining a commitment from a major Canadian pension for the Development and Value add strategy. As part of the recapitalization, acquired a stake in WPT. Served on WPT’s investment committee and was a principal investor in all of WPT’s development and value-add investment activity. During this time also led the investment team in acquiring $200MM on behalf of WPT Industrial REIT. Sold WPT to WPT industrial REIT and internalized management and the private capital business into the REIT.

Led the investment team in acquiring over $350MM in core-plus and value-add investments from 2011-2013. Led the investment team in acquiring an additional $200MM from 2013-2014 on behalf of WPT Industrial REIT.
