The majority of my role centers around project feasibility analysis, underwriting and understanding the risks associated with construction and development finance. Projects are predominantly within the province of BC.

Position in the national analyst pool, where I began underwriting deals with other CMLS originators across Canada (e.g. Vancouver, Calgary, Toronto, Ottawa and Montreal). I spent the majority of 2014 and 2015 working with a diverse group of originators in preparing loan presentations (for Credit Risk and our Investors) and drafting Commitment Letters. From time to time, I still assisted with account management matters (e.g. change of ownership, assumptions change of name, 2nd mortgage consents etc.) and Renewals as an auxiliary. Assets underwritten include: Multi-Family (conventional and CMHC), Office, Retail, Industrial, Mobile Home Parks and mixed-use properties. Exposure to the following Loan structures included: conventional and CMHC (single advance), inter-alia (or blanket), Pari-Passu and multi-advance.

This role began with mining a large loan portfolio of a Senior CMLS Originator, that took over 25 years to accumulate. Tasks included: performing renewals, actively pursuing further Borrower penetration and performing critical analysis of the portfolio; via statistical research, which involved the ability to judge the size of the Portfolio through Residual Equity, LTV and DSCR analysis. After performing a number of Renewals, the role expanded into account management and refinancing existing loans.In mid-2013, the role further expanded to include account management activities, such as: Non-Disturbance Agreements, amalgamation of ownership requests, second mortgage consent requests, insurance underwriting requests, change of ownership requests, underwriting of distressed loans (i.e. Alberta Flood effected and cash-flow impaired etc.). The role further expanded to include underwriting new deals through the spring and summer of 2013. Some of the key concepts included: "minimum rental analysis" (to stress test cash-flowing term loans), land value analysis, redevelopment and latent value analysis. In January 2014, I left this position to pursue a full analyst position (largely for educational purposes and greater exposure to the national commercial mortgage market).
