Certified Manager of Community Associations (CMCA) managing a portfolio of 15 varied communities containing over 1,000 units across the state of Connecticut. Portfolio is comprised of diverse communities with varying demographics including, residential use, commercial use, and seasonal investment properties: • Management of portfolio acting as a liaison between the association and residents, performing site inspections, initiating maintenance and repair work orders, as well as the preparation of substantial written communication.• Tasked with development and oversight of operating budgets totaling $3.15 million dollars annually, monthly monitoring of financial expenditures, monitoring delinquencies, oversight of loans, and insurance settlements. • Built valued relationships with vendors and enforced with creation of contracts, oversight of capital improvement projects, as well as serving as a liaison between the associations and vendors. • In addition to vendor relations also served as a liaison between unit owners and the associations by utilizing excellent customer service skills in addition to dispute resolution techniques to solve issues. • Well versed in reviewing association declaration and bylaws along with addition legal documents used in addition to a working knowledge of applicable Connecticut and federal laws relating to condominiums and fair housing. • Regarded as responsive and effective in responding to and overseeing emergency situations which include threats to health, safety, and urgent maintenance issues.
