Confirm lender underwriting followed the MAP guide and other guidance issued by HUD. Worked as an intermediary between the lender underwriters and the internal HUD POC’s as well as upper management. Presented and provided answers to loan committee members in regards to approving requests.

 Founded and managed a start-up employee benefits company offering a benefits concierge program with a major employer, including designing a referral platform to strengthen relationships with CIOs.  Led a team of up to six professionals with their own strengths and weaknesses in a fast-paced ever-changing environment.  Used existing and new contacts to established relationships with many local vendors and professionals to create referral relationships and find new business opportunities.  Extensively studied and researched market trends including published research and interviews with industry professionals to evaluate the product placement and positioning in the market.  Oversaw operations of the company to deliver high quality service and launch new products into the market.

 Acted as the central coordinator between brokers/borrowers, credit approval, agency representatives, legal counsel, closing coordinators, appraisers, engineers and all other parties involved in a new commercial mortgage transaction.  Greatly exceeded closing goal of 25 mortgages by closing 40 small balance/SBL loans in 2016, more than any other underwriter at Arbor that year.  Performed site inspections all over the country and conducted meetings with borrowers to determine their objectives with each real estate asset. Performed underwriting analysis on refinance and acquisition for loans ranging from $1 million to $5 million utilizing the Arbor’s and Freddie Mac’s accepted analytical credit criteria.  Analyzed property operating statements, historical performance and market trends to project future income growth for multifamily properties.  Analyzed borrowers’ financial statements, resumes, credit reports, and schedule of real estate owned to determine the strength of sponsorship in each deal and conduct credit investigations where necessary.  Wrote asset summary reports outlining strengths, concerns, and other loan level characteristics for internal credit committee approval and delivery to Fannie Mae or Freddie Mac.  Responded to any questions/concerns from Fannie Mae or Freddie Mac upon loan review.  Reviewed appraisal reports for each loan to make certain that the concluded value is well supported by the recent leasing and sales activity in that market.  Reviewed Phase I and Property Condition Reports for each loan to make certain that all environmental and engineering issues are properly resolved.  Collaborated with the servicing team regarding loan performance for portfolios of repeat clients to ensure compliance with loan agreement covenants.
