As head of the Commercial Division of PMG Asset Services, a subsidiary of Prime Group US, I am responsible for the financial success of multiple commercial assets, commercial associations and management of Community Development District's (CDD) from Homestead, Florida, all the way through Fort Lauderdale, Florida. I also preform monthly financial reporting for Ownership and lenders, develop elaborate excel models for the accurate reconciliation of Common Area Maintenance for all Tenants, coordinate leasing efforts with hired brokers, develop annual budgets for 14 entities, and work with city and county level governance to ensure successful operations of local business, just to name a few responsibilities. I play a hand in ensuring loan covenants are kept in line for our assets, as well as working closely with accounting to ensure accurate operational reporting. • Responsible for direct financial management and reporting of 46 individual assets in the MHC asset class. • Built and implemented financial models to complete all tax analysis, rent analysis, and utility analysis for 2024 budgets. • Audited all reported financials to ensure accuracy for intercompany reports, shareholder reports, and lender reporting.• Coordinate with onsite operations to complete various Capital Expense projects, primarily associated with land maintenance and repaving of roadways, to ensure effective resolutions, timely completion, and remaining in budget.• Monitor all utility expenses across the portfolio, including community reimbursements and utility overages. This also includes financial analysis to determine the requirements and timing of service changes.• Formulate, review, and approve all rental increase notices including unbundling of utilities.

• Directly managing 70 Low Income Housing Tax Credit (LIHTC) units and keeping all assets in compliance with government funding regulations. • Oversee Tax Credit Compliance for all assets within the region. • Oversee the Final Phase and Lease-Up Phase of new developments in Alaska and ensure on-time delivery of full buildings and maximized Tax Credits. • Train new employees across Alaska for low-income housing management and direct maintenance staff. • Ensure compliance of multiple assets throughout Alaska, travel and assist with Operations to ensure full Tax Credit delivery. • Direct capital improvement projects by working with vendors and contractors, ensuring projects are completed on time and on budget.
