Oversee various title and rights analysis projects and manage assigned team members. Create specific timelines and actions plans to deliver quality control analysis and final title reports to internal and external agencies. Led the Angeles and the San Bernadino Forest Underground Rights Analysis project that secured an overall permit to complete work on any forestry lands in the entire state of California.  Selected to serve as the Life Safety Coordinator (LSC) for Pomona Innovation Village 2 Facility to plan and execute of building evacuations and emergency procedures for 3 floors. o Led and coordinated efforts of 60 LSC members.o Delegated areas of responsibility and establish sub leads.o Worked closely with the Emergency Response coordinator on safety and evacuation plans. Performed detailed rights checks for planners, law department, MPO, TLRR, and Agents on Transmission and Distribution facilities, fee owned property and substations to ensure title compliance within the scope of work.  Reviewed legal descriptions and associated documents in support of southern California Edison’s real estate holdings and transmission, distribution and telecommunication facilities. Presented key information and providing recommendations to department management to resolve title and land rights issues Analyzed maps and exhibits to ensure that the rights analysis performed is complete and accurate. Planned all aspects of analysis, along with the presentations and implementation strategies for a moderate to complex analysis for the replacement, upgrades and rebuilds of SCE’s Infrastructure in support of relocations, deteriorated poles, pole loading and grid modernization. Analyzed and deciphered Consents, Grant Outs, Easements, Encroachments, Licenses, Permits, Joint Use Agreements, Condemnation pleadings, Street Vacations, Right of Way, etc to determine which land rights were under SCE control.
