Provide banks with advisory services on their REO's regarding the current status of entitlements, permits and approvals governing the Property, Including the following: 1. Analyze and summarize the current status of public and private land use restrictions, permits and approvals applicable to the property including: a. The status of satisfaction of conditions of approval of any applicable maps or other governmental approvals or permits. Procuring entitlement and permit information from Bank, the City and other sources identified by consultant and approved by the Bank.2. Cost to complete analysis: all soft and hard costs required to deliver finished lots3. Disposition/Marketing Strategy 4. Analyze the current conditions in the local market, including foreclosure sales and how they will effect the disposition of the bank’s property 5. Prepare an opinion of value for standing inventory, if complete and ready for retail sale and compare with bulk sale in “as is” condition, finished lots and/or paper lots
