Results included:**Negotiated a 1 million SF, 5 building property surrender including the settlement of the bank’s demising and restoration obligations. The bank’s potential costs of $10 to $15 million were settled for $1 million.**Completed 220 lease amendments which reduced operational risk by providing reserved parking rights and limited landlord access to proprietary bank operation areas located within the bank’s leased premises.*Direct marketed and coordinated the sale of a $92.5 million, 1.1 million SF office campus in suburban San Francisco to Swift Realty Partners.*Direct marketed and coordinated the sale of a $147 million portfolio of office properties to Inland Real Estate Corporation. The 830,000 SF portfolio included 4 buildings located in Baltimore, Las Vegas, Albuquerque (NM) and Scranton (Pa.) .*Saved the bank $16 million in property tax liability in connection with the merger related acquisition of 540 W Madison (Chicago). *Completed 600,000 SF of leasing and subleasing of 231 La Salle and 540 W Madison (Chicago). *Acquired data center development sites in Richmond and Kansas City.

The 250 property portfolio included retail, office, processing centers and warehouse facilities.*Established inter-department portfolio reviews to identify priority assignments and to coordinate the implementation of business initiatives with the development of real estate strategy.*Negotiated 30 leases with an aggregate value of $200 million for new and existing retail and administrative facilities.*Eliminated $6 million in annual occupancy costs by consolidating two Chicago facilities into a single facility.*Saved $8 million in occupancy costs by subleasing vacant space.*Reduced annual property tax expense in the amount of $3,500,000 by establishing a review and appeal of property tax assessments.

In connection with these sales, coordinated due diligence and closing with a centralized Hartford team, Citigroup’s field offices and the purchasers.Managed 15 person asset management staff in Citigroup’s Dallas, Atlanta and Hartford field offices. In 1998, the 30 property portfolio included 6.8 million square feet of office space, 457 hotel rooms, 530 apartment units, 1.8 million square feet of retail space and 500 acres of land. The portfolio had a value of $1.2 billion and generated annual revenue of $250 million.*Completed the financial valuation, due diligence and closing of Citigroup’s contribution to the Citigroup/Tishman-Speyer Opportunity Fund. Citigroup’s $1 billion contribution to the fund included a 12 property, 5 million square foot portfolio of CBD and suburban office buildings which were located in Boston, Chicago, Detroit, Indianapolis, Los Angeles, Orlando and Silicon Valley.*Marketed and sold $1.2 billion of real estate and loans to investors including KBS Realty Advisors, Beacon Properties, First Bank of Oak Park and J.E. Robert/Goldman Sachs.*Restructured a $325 million floating rate loan on behalf of a joint venture between Citigroup and Spaulding and Slye. In addition to restructuring the debt, eliminated interest rate risk by negotiating the purchase of a LIBOR interest rate cap.*Implemented a build to suit development plan to build out Regent Center, a 120 acre business park in Irving, Texas.*Completed annual property operating budgets, leasing plans and disposition plans. Developed property specific cost savings plans with fee managers.
