As an asset manager at Hudson Housing Capital, I oversee a portfolio of low income tax credit properties throughout the US through all phases of the development cycle. I review and provide monthly construction, lease-up and operating reporting, as well as monitor ongoing LIHTC compliance reporting to ensure benefit realization to investors. I review monthly property operations, as well as annual budgets, audits, and tax returns to compare current performance against underwritten expectations, and to project future performance. I work directly with sponsors and property management to ensure continued performance, and to create and implement action plans for any underperforming properties.On a quarterly and periodic basis, I create and provide timely reporting to investors and senior management on a property and fund level basis with cogent and salient commentary and disclosures.I conduct annual on-site property and file inspections, and produce written inspection reports for properties in my portfolio. I review and analyze lower-tier partnership agreements, and ensure compliance with these agreements and other key lower-tier documentation in order to mitigate investor risk, and fund equity and adjustments pursuant to lower-tier partnership agreements.In addition to managing a portfolio of assets, I am also responsible for managing all investor reporting for Hudson Housing. I am responsible for providing monthly and quarterly reporting for 80+ funds to all investors as well as specialized reports on both an ad-hoc and predetermined basis. As well as managing investor reporting for all properties and associated funds, I also oversee the third-party database currently utilized by Hudson Housing. As part of an ongoing effort along with senior management to improve systems and processes used to provide various data needs to Hudson team members, I am assisting in the development of a new proprietary database in partnership with a technology company.

Managed the performance of a $2.8 billion bond portfolio secured by low income housing tax credit multifamily properties. Tracked assets to identify possible problems and risk rate in accordance with external and internal risk rating criteria. Performed review and analysis of operating statements, debt service coverage calculations, risk assessment and rating, property valuations and future projections as related to loss analysis. Monitored compliance with regulatory agreements and bond documents. Assessed requests for refinancing and bond redemptions. Submitted case analyses to senior management recommending forbearance and / or extensions of bond terms or transfers to asset disposition and workout. Supervised staff in monitoring and evaluation of asset performance and loan administration.

I began my career at CharterMac as a contract employee with their subsidiary PW Funding. I was hired full time in July 2004 as a Portfolio Administrator for the Stabilized Portfolio of debt assets within the larger group of LIHTC properties. In this capacity I was responsible for the preliminary financial analysis of operating statements and rent rolls as well as for making contact with borrowers and management agents for follow up. I was promoted to Portfolio Manager in July 2005, and took on a more active role in the financial analysis and monitoring of asset performance, as well as working with borrowers, management agents, trustees and legal counsel in various regards. I continued in the role of Portfolio Manager (later known as Associate), broadening my knowledge base and expanding my skills and was promoted to Assistant Vice President in early 2008.
