Assuring all are in good standing with FNMA/FHLMC and can pass a rigorous audit every 2 years.Collateral - Supervision of Collateral Department staff, development of new processes and better tracking mechanisms for collateral requests.

The HRA team is responsible for reviewing all incoming inflight Loss Mitigation loans on a service transfer to assure the bank meets RESPA for all homeowner, to keep their loan at the precise status it was with the prior Servicer. Also responsible for correspondence with states for Homeowner Assistance Funds, analyzing and investigating errors on loan modifications, participating in litigation cases for contested foreclosures and anything else required in the loss mitigation department that equates to a high level of company risk.

Hired into the Origination Division as a Wholesale Account Exec working directly with brokers to secure their lending business with TMS. Eventually, the company exited the origination space and I was moved to the Servicing Division in a new role as a SPOC (Single Point Of Contact) which was later renamed "Customer Ally", for homeowners who have fallen past due on their mortgage. I act as the Borrower's liaison with underwriting trying to secure approval for one of a few possible remedies which include loan modification, short sale or deed in lieu of foreclosure. Duties include ensuring borrow has submitted all appropriate documentation, that escrow is correct and title is clear so loan can move to underwriting and eventually closing.Then promoted to Underwriting/Closing to process all of the submitted documentation and make a determination on approve of deny based on investor guidelines. FHA, VA, USDA, FNMA and FHLMC.
