Currently providing a specialist housing service to almost 1200 properties on behalf of the Local Authority with a holistic approach to tenancy management.I provide support and resolution in line with policies and procedures. I have extensive experience in rent recovery, adult & child safeguarding, anti-social behaviour case management, supporting victims of domestic abuse, mutual exchanges and working with residents to support them in making positive lifestyle changes. As part of a specialist team, my duties & experience include – - interviewing and signing up new tenants- responding to resident complaints about neighbour nuisance and anti-social behaviour,- Investigate and responding to Councillor & MP queries- Processing changes in tenant circumstances, for example, statutory and discretionary successions, assignments, mutual exchanges and other transfer led tasks- Managing tenancy fraud concerns/cases & anti-fraud checks via NFI- Court referrals & possession hearings. - Managing other legal matters (disrepair, tenancy abandonment & illegal sublets)- Resident support & wellbeing (Safeguarding older and vulnerable residents)- Management of non-dwellings (allocation, lettings and renewals)- Preparation and serving of relevant legal notices to protect the Councils’ interests- responding to and investigating reports of squatters/unauthorised occupiers. Liaising with Police to keep the peace- offering general housing advice and assistance with housing benefit & universal credit- Take payments over the phone- Estate inspections- Tenancy checks/flexible tenancy reviews & renewals
