Leading a development team for all aspects of developing, entitling, leasing and constructing new store locations within Los Angeles County, Central Coast and Central Valley in CA, in addition to overall portfolio management.

Responsible for all aspects of acquiring and developing new store locations within a specific geographic area (as described below). Market experience includes Alaska, Arizona, California, Colorado, Hawaii, Illinois, Kansas, Minnesota, Missouri, Nebraska, Nevada, New Mexico, North Dakota, South Dakota, Utah, Washington and Wyoming.Negotiate letter of intent, purchase contract / lease, development agreement, reciprocal easement/access agreement, CC&Rs, and any related documents required for the transaction. Coordinate the investigation and approval of due diligence (title, geotechnical, environmental, zoning requirement). Lead a team of consultants and in-house professionals to investigate, process and obtain entitlements (City/County), agency approvals (Dept. of Fish and Game, Army Corps of Engineers, Caltrans, irrigation districts, etc.) and building permits. Extensive experience with CEQA, EIRs, CUPs, and other discretionary approval processes. Internally, responsible for preparation of transaction package and obtaining executive committee approval. This package includes: transaction summary; issues / risk summary; market strategy / approval recommendation; budget for acquisition, construction and operation; schedule for due diligence, governmental approvals and store opening. Primary objective and mission is to create and meet overall project budget and schedule for new store delivery.Additional responsibilities include all aspects of negotiation and processing for: disposition of excess land and leased properties; creation/sale of outparcels; open store issues; open store lease renewals and restructuring, expansions and relocations; and office locations.
