Responsible for the overall construction of a 120,00 square foot,136 Unit Assisted Living Facility called The Bristal at Somerset. My responsibilities included managing all trades from the footing / foundation phase of construction through the completion of finishes for a occupancy ready building. I was also responsible for all on and off site land development activities, all inspections, change order requests, RFI process, checking trades work to assure they met their contractural obligations, ensuring budgets were not exceeded, weekly ownership meetings, maintaining schedules and ensuring the highest of quality to deliver to ownership.

Responsible for managing 184 luxury units in conjunction with the project manager of an 11 story building called Avora from ground up. Inspected, confirmed day to day activities ensuring compliance with the sub contractor agreements. responsible for municipal inspections and readiness. reviewed all quality assurance requirements with the buildings ownership.

Responsible for Hilltop at Irvington, a 720 Unit Mid-rise Apartment Project in Irvington NJ. Responsibilities included buy out and review of bids, developing scopes. Negotiating contracts. Conducted and presided over weekly Safety and Construction meetings, weekly Architectural and purchasing meetings. Responsible for creating the schedules, project planning, procurement, and execution of the project.

Responsible for construction at the Saw Mill Lofts / Hastings on Hudson NY Project.responsibilities included, overall day to day on site construction activities. Coordinate, plan, and manage schedules with all trades. Worked with, and coordinated with, architects engineers, and trades. Ordered, managed materials with trades along with keeping on track with the master schedule and critical path disciplines. Conducted weekly Safety and Construction meetings.Review of all monthly AIA billing review / approvals.

Althoughthis was a extremely complex building to construct with over eleven hundredconcrete filled pipe piles, a two story concrete pedestal parking garage, fourfloors of apartment units above. Limited access due to its location adjacent toa major highway. We managed to deliver on time and stay within budget. otherresponsibilities included resolution disputes, assisted with drafting contracts,and managed risks. Clarified and managed questions raised through RFIprocess with architects and engineers.

Led bi-weekly Architectural meetings to identify and effectively resolve errors and omissions, document cost over runs related to errors and omissions, and clarify questions raised through RFI process. Collaborated with Home office legal department and township to receive approvals and permits in a timely manner and ensured filing deadline was met. Advised purchasing on functional plan changes on new, first time builds, stream lining overall process for subsequent buildings. Successfully develop and maintain schedules for; Delivery / Production, Structure, MEP, Finish, Lot Line, Land Development. Accurately managed building timelines by releasing materials per schedule in conjunction with lead times. Schedule and remediate deficiencies with subcontractors and secured completion signs offs to ensure projects were finished on time. Presided over weekly and bi-weekly meetings with representatives from Architecture, Trades, Safety Representatives, Sales and Construction to secure compliance with contracts. Maintain accuracy of project budget by participating in the Monthly Budget Status Meetings. Consistently led Division with the highest Customer Satisfaction due to emphasis put on trades to complete contractual obligations. This resulted in reduced costs and 100% complete homes at time of closing with little to no call backs.
