Manage daily activities of Cingular Wireless real estate portfolio in Louisiana and Southern Mississippi. The properties consisted of 68 retail locations totaling 133,000 square feet and 119,000 square feet of administrative space.Evaluate departmental operations and develop policies and procedures to operate more efficiently and review and cut expenses from the budgets when possible. Responsible for safety and OSHA compliance at all locations.Manage the expense budgets for corporate real estate in Louisiana and Southern Mississippi. Reduced the annual expense budget by review of overnight mail service fees and educating employees on most cost effective methods of sending packages, renegotiated copier contracts and review of monthly expenses. In charge of all aspects of management including budgets, site searches, lease negotiations, design, Collaborate with vendors to obtain bids and award contracts for buildouts; interact with architects, space planners, general contractors, and various subcontractors. Contracts are negotiated within the guidelines established by Cingular’s legal department. Wrote disaster recovery and evacuation plans for Louisiana and Mississippi; coordinate and direct response teams in the event of a disaster. Responsible for insuring company employees and assets are protected in the event of a hurricane or other disaster. Coordinate the disaster team and direct actions of work groups to insure they are prepared for pending disasters. In the event of a disaster would direct the recovery of work groups to return business operations back to normal day-to-day activities.

 Wrote Collections Training Manual resulting in the increase of monies recovered from past-due accounts. Prior to this no formal training manuals existed. Designed empowerment training, which educated employees on how to make cost effective decisions when working with customers.  Authored several revenue-generating programs to train and motivate existing team members. On-line representatives were given sales objectives, and if met, were eligible for daily prize drawings. Coordinated and managed the “Ideas for Improvement” program; launched the Quality Action Team reward program. This program was designed to encourage employees to submit cost cutting ideas and suggestions to improve specific work procedures in their department. Resolved customer complaints utilizing strategies that obtained customer satisfaction.
