-Leased Regency Center's portfolio of shopping centers in the Colorado Springs and Phoenix markets. -I constantly looked at ways to better position and lease Regency's assets with a focus and passion for repositioning distressed assets.-Helped the Denver Branch Office achieve the designation of “Best Retail Landlord” in Colorado from DMCAR two years in a row in 2011 and 2012. This designation was voted on by our peers based upon our integrity and our excellent customer service. -Within twelve months of becoming a leasing representative achieved a total new and renewal deal volume of approximately 100,000sf, including 13 new leases totaling more than 50,000 sf.-Top producing leasing representative in the central region based on total new lease square footage in Q1 of 2013. -Achieved the best occupancy gains in the entire company in the 3rd quarter of 2012 because of my leasing results in the Arizona market. -Started a national Generation "Y" task force with the assistance and guidance from the Senior Vice President of Operations and the Senior Vice President of People Services. This task force has been working hard to find the best ways to attract, engage, and retain younger workers within the company. I presented this task force at the annual officers meeting and at the annual property operations meeting and both presentations were extended by senior officers beyond the allotted time, due to the great conversations that were taking place about these highly relevant and under-discussed topics.

-Managed 12 grocery anchored centers in Colorado and Arizona.-Helped the property operations team achieve more than $150,000 in miscellaneous income by securing numerous short term leases and pad rentals.-Duties included: maintaining strong relationships with our tenants and our vendors, managing our accounts receivable balances, creating and managing our common area maintenance expense budgets, ensuring that our centers were aesthetically pleasing to customers and tenants alike, reviewing tenant remodel/build out proposals and plans, repositioning our distressed assets through comprehensive analysis of tenant rent reduction requests and assignment requests, working closely with our in house legal department and our outside counsel to ensure that tenant defaults were dealt with and resolved in a fair but swift manor in order to minimize the impending associated decrease to NOI and asset value, and assisted many other departments on various projects among other things.

-Helped implement the leasing department for downtown resource group and gained significant market share of the downtown Denver condo and loft rental market. -Generated approximately 90% of the company's total Revenue, due in large part to the fast paced nature of leasing and because the company only had a couple employees. -Developed a sales strategy that was uniquely tailored to my personality and skill set, by always striving to build lasting trust-based relationships with clients and by avoiding negotiation "games" whenever possible.

-Assisted the recently appointed Vice President - Regional officer with his department’s leasing and investments efforts. Duties included grocer density mapping and creating a list of every active tenant representation broker in the state and listing the tenants they represented in order to make the regional officer’s transition to this market easier among other things. -Was able to gain a better understanding of Retail leasing, property management, and retail construction through the relationships developed during this summer internship.

-Duties included: Assisting with the organization of all existing restaurants lease expirations and renewal option notice dates to allow the Real Estate Mangers to focus more of their time and energy on growing the brand and footprint through new store development, working with the operations department to help create a better inventory management system for the kitchen equipment in all existing restaurants, and working with the marketing department to help growth the brand by working at a couple Chipotle sponsored events among other things.-This internship also exposed me to: retail leases and the retailer implications of various lease articles, advanced retailer demographic software used for new store development, and basic understanding of how to navigate and work in AutoCAD.
