Led development, leasing and merchandising on two large mixed-use ground -up developments totaling more than 3 million sq. ft (Park Lane- Dallas, TX and The Landing- Renton-WA). Responsible for preleasing to achieve construction financing. Worked with anchor tenants, architects and city officials in initial entitlement and site planning. Coordinated all aspects of anchor pad sales and ground leases. Fully negotiated all leases and Target OEA. Created initial leasing assumptions and development budgets with lenders and equity partners. • Preleased both developments to 70% to achieve construction financing (in excess of $470MM)• Hired architects, attorneys, and leasing brokers on both developments• Negotiated a $22MM contribution by city for development in Renton, WA• Re-purposed JC Penney building in California

Oversaw leasing department for the Western Region comprising 14 shopping centers totaling over 8 million square feet which included; Bay Street (Emeryville), Manhattan Village (Manhattan Beach), Marketplace at Birdcage (Sacramento), Paseo Nuevo and La Cumbre Plaza (Santa Barbara), two buildings in Union Square (San Francisco), Broadway Market (Seattle), Corte Madera Town Center (Corte Madera) and Del Monte Center (Monterey), Bayfair Mall (re-development) in San Leandro and Plaza Paseo Real in Carlsbad, Queen Kaahumanu Center in Maui Madison Marquette. Also provided leasing services for 2 high profile properties, Irvine Spectrum Center and 2000 Avenue of Stars (former ABC entertainment Center). Responsibilities included preparing regional budgets for the department as well as the individual properties. Due diligence on acquisitions included leasing underwriting and maintaining “relationships” with national retail tenants. Specific accomplishments included:• Repositioned Manhattan Village shopping center through a remerchandising effort resulting in an increase in productivity. (Sales psf increased from $275psf to $475psf)• Preleased (100%) the former Macy’s building in Westwood.• Preleased (82%) ground-up mixed-use development in Emeryville• Western Region leasing team averaged leasing over 450,000 sf/yr. over 4 years generating an average $2.4MM year in leasing fees.• Increased value of properties in Palm Desert, Westwood, and Sacramento through leasing efforts by $40MM over a 3-year period
