- Acts as the key point of contact for the portfolio between the client, Cardinal Group Management, and the on-site teams- Provides direct support to the Community Managers to ensure that all policies and procedures are followed according to best practices- Engages and directs Community Managers in development of operating Budgets including capital and leasing plans- Monitors team member performance and acts as an advisor for team member development and corrective action when necessary- Maintains all operational community information: vendor contacts, employee rosters, budgets, marketing strategy, etc. on a weekly and monthly basis- Prepares and interprets reports necessary for auditing community performance

- Directly support the Director of Operations and Portfolio Managers for a portfolio of approximately 30 assets- Act as Project Manager for all retail operations for assets in the portfolio- Work with ownership groups during contract transitions which include takeovers of new assets and loss of contracts from termination or from sale of assets- Analyze portfolio metrics to discover operating trends across the portfolio- Assist Director of Operations in completing platform projects and rolling those out to the portfolios- Refine Excel templates for company, such as Budget templates, Pre-Lease Report templates, Market Analysis Workbook templates, etc.- Work with Director of Operations and Portfolio Managers during budgeting process- Other tasks as assigned by the Director of Operations

- Reposition and rebrand Class A assets through team stabilization and systems optimization, with a focus on exceptional customer service- Oversee all of the day-to-day operations of a 977 bed community- Increase value of assets through strategically growing rental rates, while controlling operating expenses within operating budget of approximately $3.8 million annually- Outperform leasing goals for both assets- Accept delivery of new construction project and work with contractors to resolve lingering construction issues, while managing the concerns of residents- Work with accounting team to accurately perform reclasses and accruals for community on a monthly basis- Collaborate with Leasing & Marketing Team Leader to analyze market and identify, implement, and execute effective marketing campaigns/strategies - Negotiate contracts with current and potential vendors- Lead and manage a team of four managers and seventeen additional team members- Prepare weekly and monthly reporting suites presented to ownership group
