Green Canopy Homes is a vertically integrated design, construction and development company that builds environmentally sustainable homes.My role: Leading a team of six people in the design and permitting of sustainable housing projects.• Structured and then hired a team capable of designing and managing 25 active projects with a total of 140 residential units with a combined market value of $90 million.• Created budgeting and time tracking tools to effectively manage projects and the department. These tools enable me to manage my $500,000 annual team budget, and they have reduced our project delivery time by approximately 30 days on average.• Established a systematic approach to the creation of project documents, resulting in consistent and high-quality work product and construction costs that are within 2% of estimate on average.• Initiated and led the overhaul of the organization’s filing and document management system, resulting in significantly improved information sharing and reduction in mistakes during construction.• Assisted design team members with difficult problems as they arise so that team members continue to develop resiliency and experience while also ensuring that we deliver our best work.

Coho is a cooperative, member-based housing model aimed at creating affordable homeownership for moderate income families.My role: I founded Coho Community Housing to explore the viability of an innovative cooperative housing concept.• Start-up targets for the company included building or acquiring approximately 200 residential units with a value of approximately $70 million.• In preparation for launching this enterprise, I developed multiple iterations of the business plan, built financial models, and collaborated with potential partners and funders.

Homestead is a not-for-profit with a mission of creating and stewarding permanently affordable homeownership opportunities.My role: Development Associate• Managed the organization’s flagship real estate development project – a 34 unit, $15 million permanently affordable homeownership project. Accomplishments include applying to the State of Washington and other sources for critical funding, and relaunching the long-stalled design and permitting process.• Salvaged a faltering relationship with an important local housing agency by significantly altering our strategy for joint development projects. The new strategy enabled us to launch a 12 unit, $5 million pilot project.

March 2005 to October 2007 and May 2014 to March 2016Alder Development is a real estate development business that I started and operated.My role: Founder / Manager• Initiated, planned and permitted an eight-unit townhouse project with a total development budget of $3 million while serving as both architect and real estate developer.• Administered the redevelopment of a vacant 40,000 square foot former grocery store into a new multi-tenant retail center with a budget of $4 million. The project came in on time and on budget.• Monitored the construction of four retail tenant spaces and ensured compliance with lease terms. Because these businesses opened on time and in accordance with the lease terms, my client maximized the rental revenue and financial return of this project.

NK Architects is a full-service architecture firm specializing in urban multi-family housingManaging Principal (2011 to 2014)Managed firm-wide operations• Oversaw all aspects of firm operations, including financial management, hiring and human resources, and strategic planning. In my final year managing the firm, it employed 28 staff and had gross annual revenue of $3.76 million.• Mentored and guided the design teams as they executed on our average work load of approximately 28 active projects on high-visibility sites throughout Seattle with a combined market value of $450 million.• Led a significant overhaul of our financial management systems that resulted in up-to-the-minute visibility on firm financial performance and better financial decision making.Managing Associate (2010 to 2011)Senior designer responsible for business development and new project initiation• Converted leads into contracts on four new large-scale projects representing firm revenue of over $1.78 million in addition to farming new work from existing clients.• Analyzed the development capacity and developed the initial concept design for approximately 22 sites for new and existing clients.Project Manager (2007 to 2010)Led the design and documentation of large multi-family projects• Collaborated with internal designers and drafters and external engineers and other consultants to design and document building designs that responded to our client’s needs and financial goals.
