Recently we have branched into a broader approach to include short term financing of Single Family Dwellings (up to 4 units) principally in the state of Texas. Though we will look at other states if they are a non-judicial foreclosure state.The note market is changing (institutional) and it is becoming harder to find quality notes, as well as many of the notes being sold do not have completed files. In many cases the original note (wet copy) is not available which can present challenges should legal action need to be taken.We are dealing now in privately held notes where in nearly every case the original note exists and the file is complete.
