Plan, organize and direct activities for on-site construction projects completed by subcontractors as well as monitor work procedures, complaints, and construction opportunities. • Manage all or phases of the construction process and the project schedule throughout the course of the project to ensure the project is completed in compliance with the contract terms. • Manage all or part of the cost of planning, design, and construction process to remain within the company’s budget, including cost estimating, cost reporting, cost breakouts, pay requests, cash flow analysis, change orders, and forecasts. • Monitor and ensure adherence to project objectives, policies, procedures, and performance standards within boundaries of company policy and contract specifications. • Ability to procure general contractors and sub-contractors for projects to ensure vendor workload is balanced and the project continues seamlessly without interruption. • Communicate and work with on-site staff, subcontractors, and inspectors in a professional manor to balance renovation timeline, budget and manage expectations to deliver a superior product.• Understand and apply project management principles for multiple property/projects that run concurrently; Execute on rehab and turn scopes by managing general contractors/vendors to ensure quality, on-time and on-budget projects.• Implement the terms and conditions of the contract based upon established systems, policies, and procedures.Key Accomplishments• Special Assignments to Atlanta GA, Tampa FL, • Supervised Make Ready Units at multiple properties with under performing maintenance staff, below standard occupancy, high level maintenance units.• Negotiate Pricing for Make Ready Labor • Mentoring & Training New Superintendents in multiple markets• Supervising Multiple Apartment Complex Locations in North DFW.• Overseeing over 1000 total units.• Renovating over 25 units monthly.
