As the Northern California Division Manager, I am completely dedicated to and responsible for all aspects of our business in the Bay Area. Our projects range in size from single-family detached and attached projects to some of the largest apartment projects in California. We work in San Jose, Santa Clara, Milpitas, Oakland, Alameda, and have worked in many other cities in the region. As the Division Manager, I oversee all job costs and manage all projects alongside my General Superintendent. I also still hold the responsibility of putting together labor and material costs, writing and tracking change orders, contract negotiation, and resolving any internal concerns for all projects. I am much more integrated with my field team and am responsible for maintaining employee moral and reducing turnover within our field management team. We take pride in our team-oriented environment and it is a critical part of the success of the Northern California Division.

Working in Operations with Rockwell Drywall, I combined my experience as an Estimator and Budget Coordinator to begin to generate and manage change orders while also overseeing budgets, material and labor costs, and job profitability. Beginning in 2014, I was responsible for material and labor budgets for all projects in our Northern California division. I became an integral part of growing and evolving our Northern California division from a division that was struggling to a strong, well-respected, and profitable division. I assisted in contract negotiations, generating applicable scope-of-work documents, and sales. While holding the responsibility for our Northern California division, I also still performed my duties as a Budget Coordinator and Estimator on projects located in Southern California. This allowed me to learn different code requirements for different counties and helped to grow my overall general knowledge base of the construction industry.

While still working as an Estimator, I also began training as and eventually took on the position of Budget Coordinator at Rockwell Drywall. In this role, I took the information from material and labor estimates and generated field budgets and material stocking lists to distribute to field employees and material suppliers. While in this position I negotiated stocking quotes, managed budgets of multiple projects ranging from single-family tract homes to large multi-family projects, and assisted in job cost tracking. Responsibilities also included ordering all material necessary to complete drywall scope, coordinating material stocking of multiple projects simultaneously, and still working as an Estimator when Estimating department was behind.

As an Estimator for Rockwell Drywall, I used OnCenter's OnScreen Takeoff software to generate material and labor estimates for single-family residential projects, as well as multi-family townhome and apartment projects. Multi-family projects included slab-on-grade projects, podium-style projects, and wrap-around-parking style projects. I brought my experience as an Insulation Estimator to the Drywall trade and was able to horizontally merge my experience with multiple trades and code requirements for a better general understanding of the construction process.

During my time at Gateway Insulation, I estimated insulation quantity and cost takeoffs for single-family and multi-family residential projects. I learned how to read plans and what the code requirements were at the time pertaining to the insulation trade. In addition to estimating, I maintained several accounts in which I would call on, bid to, and ultimately work towards negotiating contracts with. I developed very useful customer relations skills at Gateway and I also began to acquire a general understanding of the construction industry.
