• Executives of FollettUSA created a new company—Storage Star—to spin off the self-storagedivision as a separate entity for future expansion and capital growth.• In July 2024 we closed on the new fund structure, raising $130MM of committedcapital from limited partners, including $100M from AAA-rated institutional investors.

• Joined the self-storage/manufactured housing real estate owner-operator as theController to stabilize the back-office accounting & finance operations.• Scaled financial operations from a four-person accounting department managing$600M in assets, to a staff of ten with $1.1B under management.• Implemented budget, reporting, and forecasting controls to better predict and trackoperating company performance, allowing for 150% increase in business credit line.• Managed tax engagement with external CPA firm, including tax-filings for over 100separate business entities.• Worked with executive team to create data warehouse, business intelligencedashboards, and more informative monthly/quarterly financial reporting packages forinternal managers.• Managed 10+ lender servicing relationships with quarterly and annual compliancereporting for 40+ loans.• Managed 8+ banking/treasury relationships and over 80 deposit accounts acrossvarious partnerships.

 Executed accounting consolidation of $1.2B in real estate assets into newly created  investment funds with syndicated credit facility ($700M).  Promoted to VP.   Led cross‐functional teams on projects to improve operational and informational  workflow, resulting in reduced reforecasting lead time and increased cash flow accuracy.   Assumed Controller role after redesign of accounting controls, rebuilding the monthly  close process and reducing the closing timeline by 25%.     Coordinated external audits, reduced audit engagement length, condensed audit  calendar timeline from 8 to 5 months, and eliminated budget overruns.   Developed custom A/R report to identify and correct subsidiary ledger errors, resulting in  collection of over $100,000 in aged receivables.   Oversaw growth of department from four (AR & AP) to ten employees, adding staff and  senior accountants, as well as accounting manager and controller.  Nine direct reports.

 Instituted new budget and internal controls, reducing budget variances $200,000 year‐ over‐year, contributing to gross margin increase of over 25%.   Initiated weekly job‐cost analysis for 45+ ongoing projects.  Performed monthly and  quarterly close, and prepared financial reports and annual business plan for top  executives.

 Prepared GAAP and Tax basis financial reporting packages to institutional investors.   Prepared monthly bank draws, capital calls and maintained daily cash management for a  portfolio of 8‐10 commercial development projects nationwide.
