Responsible for all strategic initiatives impacting property maintenance and service teams - focused on service mobility, centralized staffing, and technology platforms. -- Assembled and managed the project team to deploy the SightPlan mobile app and web platform to 300 communities and over 1,800 service and office employees - one of the largest technology deployments in Equity’s history.-- Identified, modeled, and implemented flexible staffing structures to share personnel and physical resources across property lines to reduce administrative redundancies and improve operational efficiencies. -- Managed service incentive/bonus program and communications; recommended changes and improvements.

Directly managed portfolio-wide utility recovery program (RUBS), waste and recycling programs, and energy management and sustainability initiatives. -- Budgeted and managed $61M in annual RUBS income and $13M in annual waste expense for 300 properties comprising 80,000 apartments and 500 retail spaces. Contributed utility expense and recovery guidance for acquisition and development opportunities. -- Managed relationships with RUBS billing vendors, trash haulers, local contractors, and utility providers. -- Directed and managed utility and recovery analyst team members. -- Supported the daily operation of the Energy Management Program performing analysis of $125M in annual energy/utility expense and consumption data by monitoring opportunities for savings such as high use alerts, sales tax exemptions, and rate changes resulting in over $4M in annual savings and refunds.-- Contributed to development of a portfolio-wide community energy dashboard encouraging sustainability behavioral changes and awareness.

Oversaw the day-to-day operations of two 300+ unit communities and multi-million dollar, award-winning common area and in-unit renovations.-- Created and maintained the annual budget including monthly reclass and accruals, variance explanations, and budget forecasts and communicated regularly with owners and investors on occupancy, financial expenses, resident issues and property conditions.-- Increased occupancy from 86% to 96% while undergoing extensive renovation projects and aggressive rental increases and operated community 5% above 2013 budgeted NOI.-- Supervised and managed a team of 15 employees (leasing, concierge, and maintenance)-- Awarded 2012 Chicagoland Apartment Association CAMME - Manager of the Year -- Served as a Certified Training Associate for new hires and promoted employees within the midwest region. Instructed Yardi classes (basic and advanced), Leasing 101 classes, and new employee orientation classes.

Assisted in everyday operations of 60-story, 615 unit mixed-use and mixed-income community in downtown Chicago’s Streeterville neighborhood.-- Completed daily leasing tasks including tours, application processing, and marketing communications.-- Oversaw rent collection, inspections, and compliance of 90 Chicago Housing Authority Choice voucher holding residents.-- Managed purchasing and accounts payable for three community operating budgets.-- Coordinated multiple capital improvement projects including apartment and common area renovations.

Directly managed two mixed LIHTC and market rate communities totaling 115 apartment homes and provided leasing support at other Central Connecticut communities.-- Assisted in lease-up of downtown Hartford's newest mixed-use/mixed-income community totaling 75 apartments and 15,000sf of commercial/retail space.-- Leased at 360-unit mixed-income community increasing occupancy to from 86% to 97%.
