Construction and Development

- Involved in the restructuring of a family owned business, by installing and, managing, a retail based inventory management and accounting system. - Accounting Manager; oversight of all expenditures involved in the day to day operation of the company.- Creating and directing web presence though direct and social media avenues and implementation of an online retail store- Changes to company have reduced daily accounting hours by 50% , increased company’s annual profit by 8% and reduced inventory levels by 10%

- Asset Management of up to 9 different buildings in the New York/New Jersey submarket.- Tenant Improvement Project Management – Coordination and management of tenant improvement projects for the properties referenced above. Responsibilities include the solicitation of contractor bids, contract negotiation, review of vendor insurance certificates and receipt of lien release waivers prior to releasing contractor payments.- Loan Document Review – Responsibilities include the review of pertinent loan documents (including LLC operating agreements, loan inter-creditor agreements, appraisals, phase 1 environmental reports, title reports, surveys, borrower financials, construction loan commitment letters, sources and uses schedules, preliminary construction renderings/design documents, purchase and sale contracts and internal rate of return pro formas) for three separate construction loans totaling approximately $120 Million.- Client Reporting – Presentation of real estate asset investment quarterly reports to the Trustees of various Taft Hartley pension fund clients.- Acquisitions - Responsibilities include the coordination of (and the review of) pertinent due diligence reports (update surveys, appraisals, property condition reports, phase 1 environmental reports and title policies), structuring internal rate of return pro forma, and the coordinating of the solicitation of financing.

Responsibilities included managing field employees, scheduling, material ordering, assisting project manager & entry-level estimating.
