Work in conjunction with the Legal Head of Acquisitions and Dispositions, Market Officer and Regional Heads on transactions: Land and Building Acquisitions/Dispositions, New Loans and Refinancings. Build Cash Flow Underwriting Models in Excel with Argus Modeling as the starting base template. Review Market Information and Market Leasing Assumptions and Forecasting, directly impacting the outcome of the model. Provide Due Diligence Support, review Consultant Reports, including Title and Survey, Capital Plans. Prepare Investment Committee Memorandums for all transaction approvals. Participate in contract negotiations with buyer/seller with Market Officer/Legal Department. Work on Proration Models and Closing Statements with buyer/seller.

Provide real estate consulting services, financial advisory (discount cash flow modeling, financial underwriting, due diligence, restructuring and market research), dispute resolution and management consulting services to developers, owners, lenders and operators of office, industrial, hospitality and multi-family properties.Current/Previous Projects include:One World Trade Center – Preparation of an independent financial model (using Argus and Excel) for a large municipality; 4 Times Square – Due diligence and preparation of an independent financial model (using Argus and Excel); World Trade Center Program - Review of the entire World Trade Center program costs to date and developed an estimate at completion for 1WTC, Transit Hub and Retail for a large municipality; Global Construction/Infrastructure Company – Managing the process in relocating over 200 employees from NYC to an alternate location in an effort to take advantage of wage differences and lower real estate leasing costs; Highest and best use analysis on an urban infill development site for a landowner in Washington, DC; Provided underwriting and built an economic damages model for a distressed hospitality investment in Mexico; 610 Lexington - Exposed to transaction support and loan restructuring for a debt note sale for a development site in NYC.

Consult real estate owners on tax issues regarding the treatment of construction improvements to the asset. Analyze and manage financial models for each engagement while producing the final client deliverables. Implement construction tax planning strategies (accelerated depreciation schedules and cost segregation) for commercial real estate construction/tenant fit-out projects for real estate types: Office/Retail/Hospitality/Industrial. Identify ‘short life’ real estate assets based on a detailed analysis of construction pay applications/change orders. Track trade construction costs breakdown and analyze construction costs incurred against the industry standards.

Developed preliminary project budgets and construction schedules (schematic design - certificate of occupancy). Served as primary point of contact with owner/real estate developers/brokers interested in initiating projects. Performed due diligence, determined project parameters by interpreting city planning/zoning code for all projects. Created pipeline of 11 projects for approximate total value of $30M through open houses/tours/events. Operated in a project management role during the construction of a multiple-phased multiple-building that was a design/build project. Assisted in bidding out a phase of the project for the various subcontractors involved. Responded to requests for information by producing field directives during the construction administration phase.
