• Completed regional underwriting for all communities for five divisions within Carolinas Region including financial and profitability analysis using Discounted Cash Flow (DCF), NPV, IRR and RONA calculations. • Managed regional review and approval for all new deals within Carolinas Region including final purchase contract review, project sensitivity analysis, due diligence review, and marketability analysis.• Oversee all acquisition and development operations for five division offices including 1,500 deliveries and over 6,000 lots within acquisition and development pipeline. • Managed the Regional Three Year Strategic Growth Plan tracking key performance metrics and future goal objectives. • Initiated comprehensive project management of all self-development projects improving on-time and on-budget delivery of lots.• Implemented Critical Path Management (CPM) utilizing Microsoft Project to track and to improve delivery accuracy on all projects within region. • Completed comprehensive community financial analysis for all non-performing assets for options to improve overall community performance.• Reviewed and assisted in renegotiation of all rolling option contracts to a Just-In-Time (JIT) takedown schedule thus improving projects “go forward” IRR and RONA.
