•Underwrite, analyze, and model potential acquisitions/investments for First Industrial’s balance sheet as well as leveraged opportunities for the company’s joint venture fund.•Structure investment opportunities that meet required IRR’s and profit margins through sale-leasebacks, investment sales, user sales, and property redevelopments in order to add value before disposition of the asset.•Compose management committee books for presentation to investment committee consisting of CEO, CIO, and Executive Director of Acquisitions.•Structure property redevelopment opportunities working internally with development managers and senior development analysts. • Structure high yield, floating rate mezzanine debt investments across all commercial real estate property types. Prepare and structure asset cash flows and current financial status for loan and/or investment sales. Discounted cash flow analysis to determine current asset valuations for acquisition/disposition.• Underwrite whole, bridge, and mezzanine loans and presented investment analysis to Deerfield CIO, CFO, and Senior Managing Directors to obtain approval.• Review and restructure, if necessary, small balance CMBS loans as a member of the investment committee for a small-balance CMBS program in which Deerfield was the B-piece buyer at securitization.• Underwrite and compose investment memos for the Bank Loan desk for any Commercial Real Estate companies seeking senior secured credit facilities – Term Loan A, Term Loan B and Revolvers (ie. Maguire Properties $2.9B office building portfolio acquisition from Blackstone Group and the Tishman Speyer – Lehman Brothers $23B acquisition of Archstone-Smith).• Manage $250 million in Commercial Real Estate related assets with a historical unlevered IRR of ~14.5%.• Complete capital markets research and property market research for quarterly valuations and presentation of existing investments to REIT Investment Committee.• Argus Valuation and financial modeling structuring IRR returns based on REIT requirements.
