Responsible for managing MPDC's real estate portfolio, which includes over 1,300 units of affordable housing and over 110,000 square feet of commercial real estate.

• Review commercial real estate loan applications and analyze applicants’creditworthiness. Clients include commercial real estate developers, investors, jointventures, real estate funds, and REITs.• Conduct detailed project loan underwriting via an in-depth review of rent rolls, leases,balance sheets, income statements and tax returns.• Negotiate transaction structure and pricing and oversee loan closings.• Prepare written summary of loan terms and conditions and a written narrative explainingbusiness background, outlining risk factors, and justifying assigned risk rating.• Provide on-going portfolio/loan management and complete quarterly review process toupdate senior managers and credit officers of material changes.

• Independently managed a portfolio of equity investments in 70 real estate partnerships. Independently conducted site visits to assess the quality of onsite and regional property management staff.• Identified and analyzed asset and sponsor issues. Recommended and executed action plans toimprove property performance and generate additional cash flow.• Underwrote general partner consent requests, including loan refinances and changes inpartnership structures.• Conducted market assessments and identified local and regional issues.• Prepared financial and operational reporting for assets within assigned portfolio to managementand investors (syndicated deals). Served as host for syndicated investor’s asset manager on sitevisits of non-performing deals.• Identified assets ready for disposition, evaluated applicable provisions within respectivePartnership Agreements, negotiated with General Partner and oversaw counsel’s preparation oflegal documents. Dispositions included sale of the Limited Partner’s interest to the GeneralPartner and sale of physical asset to a third party (dissolution of partnership).• Oversaw preparation of annual partnership audits and tax returns to ensure accurate delivery oftax credits and losses and to proactively address any issues.• Selected to work on a large portfolio acquisition of Limited Partnership interests inLow Income Housing Tax Credit (LIHTC) assets that spanned over half of 2013. Prepared detailedfinancial projections, analyzed competition, assessed sponsor financials, performed sitevisits and summarized findings in a comprehensive underwriting summary for eachassignment.

• Evaluated loan and grant applications, conducted site visits, prepared and presented fundingrecommendations, prepared contracts and provided technical assistance.• Coordinated with business owners, consultants, real estate developers, public officials,contractors, non-profit executives and financial institutions to advance affordable housing andcommunity economic development projects throughout New Hampshire.• Managed a $1.5 Million revolving loan fund for municipal energy efficiency and renewableenergy projects.• Monitored grantees’ and borrowers’ compliance with local, state and federal regulations.• Assisted senior management with strategies for organizational innovation andsuccessfully secured new funding resources, including funding through the RegionalGreenhouse Gas Initiative and American Recovery and Reinvestment Act.
