Assist the Maintenance Supervisor to oversee and manage staff for Maintenance, Housekeeping, and Laundry departments, which includes (but is not limited to) hiring, firing, scheduling and disciplining.Ensures all job procedures/guidelines and company policies are strictly adhered to.Ensures proper safety techniques are always emphasized.Proper maintenance and/or repair as per manufacturer recommendations and preventative maintenance program and documentation for all facility equipment, such as rooftop make-up units, boiler system, cooling tower, domestic and sanitizing hot water systems, computers, kitchen, housekeeping, laundry, physical therapy, nursing equipment, outside grounds, pest control, landscaping, resident call lights, fire alarm systems, door alarm systems, furniture, wheel chairs, door locks and closures.All documentation pertaining to state surveys, such as fire marshal, health department, CMS, boiler inspectors, etc. must be kept up-to-date.Performs remodeling, redecorating, and renovating of the facility or grounds, which includes (but is not limited to) minor carpentry and painting.Regulates and does minor repairs to plumbing and electrical fixtures.Installs windows and doors.Prepares lawns, seeding, transplanting beds, fertilizing, seeds bare spots in lawn, and prunes trees.Clean debris and shovel snow from entrance way to prevent slipping and accidents.Runs errands for the facility for parts, etc.On-call in absence of Director of Maintenance.Adjusts and repairs equipment, which includes (but is not limited to) fixing toilets, wheelchairs, beds, casters, motors, landscaping, carpet, snow removal, air filters, law equipment.Responsible to ensure that all tools or items that may be harmful are kept safely away from guests.
