• Serve as in-charge on audits, reviews, compilations, and tax returns for clients specializing in common interest realty• Verify all financial records and reports are in accordance with generally accepted accounting principles (GAAP) • Perform risk assessment procedures to better understand the adequacy of internal controls within the common interest realty association’s management • Compute planning and performance materiality in order to identify tolerable misstatement figures• Confirm cash accounts are properly stated through cutoff procedures, bank balance confirmations, and account reconciliations• Identify material delinquent accounts within receivables and establish proper allowances based on quantitative and qualitative factors accordingly • Vouch insurance payments and identify the proper expense and prepaid allocations at year end • Vouch subsequent cash disbursements to identify proper accounts payable figures at year end• Prepare schedules to establish proper fund balances, identifying the need for interfund receivables/payables and fund transfers accordingly• Compute revenue comparison (budget vs. actual) for unit owner assessments and generate Excel reports to identify any variances• Vouch selected material expenses accounts for occurrence and proper classification• Review board member meeting minutes and executed contracts and cross-reference this information to business activities• Identify and disclose the occurrence of any related party transactions• Present adjusting entries to management to ensure proper client financial reporting• Summarize financial data at year end into appropriate balance sheet, statement of revenues and expenses, statement of fund balances, and statement of cash flow reports• Present notes to the financial statements discussing report findings• Furnish appropriate representation, governance, and management recommendation letters• Prepare year-end federal and state corporate tax returns
