I led a staff with 10 reports, directing design and project management teams, accounting, estimating, scheduling, signage, and administrative personnel. Meeting with departmental stakeholders, I gathered requirements and implemented strategic plans for a very large mixed-use development with corporate offices, facilities/maintenance HQ, production kitchen facility, team member grilles, warehouse space, chilled water plant, and civil infrastructure. In this role, I prepared RFQs and RFPs, defining requirements to identify general contractors and interfaced with government AHJ’s, neighboring businesses, and external resources as a direct report to the Executive Project Director for ‘EPIC Universe’.Achievements▪ Assessed budget to improve cost containment and planned delivery schedule, playing a lead role in driving efficient engineering to increase bottom-line ROI.▪ Played key role in designing two Tier III data centers, advanced security systems, digital signage, gate entry, parking/traffic flow plans, and other mission-critical infrastructure in addition to core building responsibilities.▪ Optimized architectural design, leading logistic studies and test-fits to ensure successful short and long-term outcomes; collaborated with operations and industrial engineering to consistently maximizing efficiencies. ▪ Established and nurtured critical relationships with government officials, adjacent businesses, and numerous vendors, gaining cooperation and negotiating agreements that streamlined processes enhancing project flow. ▪ Identified optimal process flows and foodservice equipment (FSE) for 225K sq. ft. production facility and refrigeration warehouse; new cost-effective central system has capacity to feed visitors at all 4 Universal parks.▪ Spearheaded design of counter-terrorism security measures to protect park guests from potential threats utilizing advanced technology; worked with experts to ensure proper implementation of safety solutions.

I provided on-site leadership for design, development, and construction of LEGOLAND Discovery Centers, Madame Tussauds Wax Museums, and Sea Life Aquariums to support North American expansion. I had the pleasure of communicating with mall managers, leasing agents, environmental health and safety representatives, base building engineers, and a host of vendors to drive project success. I enjoyed resolving challenging construction, audiovisual, and security issues to yield on-time project delivery for maximum ROI.Achievements▪ Streamlined processes to manage shared resources for venues on multiple mall levels, identifying best flow to maximize space usage; created diverse solutions to set up complex attractions and immersive special effects.▪ Ensured compliance with OSHA, EHS, and child security standards; conducted regular 3rd party reviews and met with government regulators to optimize guest experience, prevent injury, and enhance patron safety.▪ Provided real estate committee with landlord work letters, lease exhibits, designs, conceptual budgets, and development schedules, contributing significantly to pipeline development in support of new territory growth.▪ Orchestrated build-outs of experiential guest activities with advanced AV and control systems; met architecture, engineering, and construction (AEC) partners to designing innovative solutions adhering to strict budgets.▪ Resolved stalled project, stepping in to realign plan and set parameters for achievement of targeted deadlines; implemented new strategies, providing rapid improvement in coordination for general contractors and vendors.

In this challenging role, I spearheaded a diverse range of restaurant design and development projects in heavily regulated geographies. Collaborating with the real estate team to negotiate optimal space/lease arrangements, addressing complex MEP system requirements for food and beverage establishments. I planned front-of-house (FOH) and back-of-house (BOH) layouts, conducting advanced labor studies and recommending strategies to mitigate cost, schedule and operational risks. Achievements▪ Managed complex building code issues in major metropolitan locations using tact and diplomacy to expedite structural and zoning modifications. ▪ Held responsibility for cost-effective construction, delivering design concepts based on operational efficiency and durability; selected materials, conducted functional/labor studies, and planned energy-saving measures.▪ Developed 13 freestanding Outback locations, refining new prototype design and consolidating construction documents; successfully remodeled interior of 30 existing facilities and 20 exterior locations without closures.▪ Evaluated base building for exhaust ventilation and implemented LEED principles for sustainability including hot water generation and heat recovery, providing MEP/ HVAC teams and architects with direction to successfully carry out project visions.▪ Hand-selected by former CEO of Carrabba’s to join Benihana in 2014 after major RIF due to pipeline challenges.

In this position, my team delivered high-end multinational AV and IT system projects design, engineering, drafting, procurement, fabrication, programming, and system integration for hospitality, restaurant, retail, live music, and casino ventures.Clients included Hard Rock International, Hard Rock Hotel and Casinos, Abercrombie & Fitch flagship locations and Disney resorts.

In developing a $400M theme park in Myrtle Beach, SC, I was fortunate to work with an amazingly diverse and creative team producing the first rock & roll theme park. The park combined six highly themed areas consisting of more than 40 facilities and attractions including restaurant, retail, and award-winning shows and rides. Our project team delivered a full-scale theme park on-time, under budget within extremely tight constraints. The development of the project was highlighted by an hour-long special on Discovery Science called "Colossal Construction".

I chaired a community development district, managing 20 direct reports delivering entitlements for 1200 townhomes in three planned developments while heading $80M 456-unit value-add condo conversion (Cornerstone Group 2005-2006). In an earlier role with Stock Development, I advanced conceptual designs with full responsibility for design development and construction drawings for 70 different home styles. My department included six CAD technicians and permit expediters responsible for production and closeout of over 1000 permitted upscale residential units throughout Southwest Florida.

Developed conceptual designs into fully detailed Construction Documents for over 70 new home designs used to build hundreds of high end single family homes, Mixed Use, Townhomes and Condominiums. Utilizing cost effective construction techniques and methods, I led the department through extreme time constraints.Directing a full time CAD department, I detailed constructible semi-custom single family homes, townhomes and condominiums allowing purchasing to establish base cost and extensive upgrade pricing. Directed permitting of over 1200 units annually.

Project Manager for various projects throughout the United States for the design and construction of new locations in Phoenix, AZ and Minneapolis, MN as well as Hard Rock Hotel - Retail in Orlando, FL.My team was also responsible including extensive remodel projects at top producing locations in Las Vegas, New Orleans and Dallas. These projects involved full FOH/BOH reconfiguration and re-imaging in support of 25 year brand revitalization program including retail reconfiguration, new bar elements and integration of live music performance venues.Managed Architectural/Structural and MEP system design, food service equipment, and A/V coordination for highly detailed themed restaurants. Responsible for Construction drawings, GC bidding and management, specialty vendors coordination, code compliance and operational business functions.. Maintained ultimate budget and schedule responsibility and mitigation of business impact during significant construction operations.

Provided commercial construction project management for restaurant, retail, and hospitality initiatives and led construction of shopping centers, medical/dental offices, and Class A Office Space. I grew as a food service equipment and MEP system integration expert, providing clients with fast-tracked project delivery. I enjoyed managing logistics, driving freestanding projects, phased construction and occupied facility construction leaders to manage complex remodels.
