Reviewed, wrote, evaluated, implemented and presented planning projects to both the Planning Commission and the Boards of Supervisors. Discretionary permits included Zone District Amendments, Use Permits, General Plan Designation Amendments, Parcel Maps along with Administrative Permit appeals. My responsibilities included evaluating and writing initial studies, environmental impact assessments and reports along with mitigation measures to impacts in compliance with the California Environmental Quality Act and local, state, and federal laws. Mitigation and impact analyses including the protection of waterways, habitats, species of concern, endangered or threatened as well as soil erosion measures, woodland protections and aesthetics.Nondiscretionary permits including Certificate of Compliances, Administrative Permits and Zone Permits. Current land use projects included review and approval of residential and commercial development in compliance with the County Zoning Ordinance.I worked with other staff and planners to reevaluate, write and propose changes to zoning ordinances, as well as, land use codes and policies and County General Plan updates.

Appointed by the City Council to be both a decision maker and an adviser to the City Council on all quasi-judicial matters related to planning and development.

Reviewed environmental analyses, prepared and presented staff reports making recommendations to the Planning Commission. Advised and assisted developers, landowners and consultants of land use policies and regulations.

Researched, analyzed and interpreted social, economic and land use data and trends, prepared technical reports, prepared economic and population projections,, analyzed current land uses and land use inventories, edited and simplified economic data, determined future and current level of service, fiscal analysis.
