We have been in renovations and moved into renovating/building for corporate clients a few years back.Over the last year we have planned, researched and priced our current project. We have an accepted offer in on a property (based on financing and permits), designated to become 12 separate homes.Furthermore we have decided to make these homes 100% self-sufficient Green. Something that has not been attempted before in this area en mass. As for our company future we have vision for where we will be heading.What we are looking for in terms of investment are anywhere between $300,000 to $600,000 in order to build one or preferably two show models. Our cost to build is roughly $300,000 and we have been told by a professional Appraiser that we would be looking at between $375,000 to $400,000 selling price based on location and sq ft.We are also currently dealing with the hottest sellers market in our area in years ( http://www.thestar.com/business/2014/07/09/toronto_housing_market_on_track_to_be_hottest_in_canada_for_2014_report.html ). For that reason, as well as the soon ending season for outdoor construction, we would require the loan to be in place fairly quickly. Funding for one model would be great. Two would be better to allow us to further reduce costs by buying in bulk. Also giving us enough work through the winter to finish both homes interior during the winter.
