Prepare and maintain complete resident files. Maintain general office and vendor files. Type letters, memos and leases. Assist in maintenance of work order system and in following purchase order procedures. Order office supplies within established budgeted guidelines. Maintain a daily phone log and daily things-to-do log. Assist in collection of assessments and preparation of receipts. Work with attorney and property manager regarding legal collection proceedings. Maintain courteous communication with the owners, residents and representatives of other companies. Schedule elevator time for move-ins and move-outs. Invoicing and monthly audits.

Maintained a professional, yet friendly atmosphere in the leasing office and other areas where prospective residents and current residents meet. Answered incoming calls and handle accordingly, whether it is a prospect or resident call. Transfer calls when appropriate. Qualified and determined needs and preferences of prospective residents, professionally presenting the property and specific apartments while outlining features and benefits. Maintained awareness of local market conditions and trends, contributing ideas to the Property Manager for marketing property and for improving resident satisfaction. Physically inspected property when showing apartments; pick up litter and report any service needs to maintenance staff; inspect move-ins, move-outs and vacancies. Utilization of Yardi on a daily basis for pulling residents reports, the application and screening process, entering financials and fielding work order request. Answer incoming call for current and future residents. Coordinate the move ins and move outs of residents. Follow up with resident complaints and concerns. Manage building files and records. Assist future residents with the rental application process. Managing various building calendars such as freight elevator, party reservation and key pick up. Manage the privately owned parking lot. Create residential newsletters and communications.
