This was a brand new, 350 apartments "LEASE UP" property: We started at 7% occupancy and ended with 87% occupied apartments. I was responsible for all tours though our model floor plans with all walk ins and set appointments. I leased many apartments over the phone sight unseen! My duties included; Meeting requirements for weekly goals established by the owner and Greystar, Preparing weekly reports showing up to date specials and our top 10 competitors lease rates and any move in specials they had, Preparing lease files which consisted of; The tenants proof on income requirements, all docs required by Greystar, Pet information and Background Checks for all residents ages 18 and above, Preparing the lease and ensuring all signatures filled out by resident and the site manager, ensuring all deposits paid prior to move in, and I moved them in and included a "Move in Folder" which had copies of keys for their apartment, mailbox, pool bands and amenities codes. Also, a Welcome Home Care Package to ensure residents felt at home from the moment they moved in and knew they were our number 1 priority; toiletries often forgotten rolls of toilet paper, paper towels, dish soap, hand soap, one shower curtain, shampoo, conditioner and monogrammed towels, dogie waste disposal bags (if applicable) and a few water bottles all engraved. I was also responsible for local outreach projects to ensure local businesses knew we were there and that we gave discounts to certain employment companies such as local cops, firemen, all active duty military, teacher and medical professionals. We hosted and planned 2 monthly resident events. Myself and my assistant manager planned for and prepared for these events given a specific budget. I entered all resident maintenance reports and ensured our Maintenance supervisor set an apt and closed work order. -
