In 2009 when I began with KeyBank, no one predicted the depth and negative impact of the "Great Recession". It was dramatic! In addition to large commercial problem loans, half of my assigned portfolio was commercial real estate troubled debt. I also acted as agent in syndicated facilities.

Taught credit workshops coast to coast for RMA. The subject matter include credit analysis, accounting principles, and problem loan resolution.

In this start up bank, I was responsible for loan operations and systems.

This role required a move from Southern California, and entailed resolving problem loans that were assigned.

Initially I was hired at CBRE to manage and modernize the mortgage serving group. After extensive research, the loan servicing system was upgraded. During this time CB purchased LJ Melody, doubling the size of the group. My responsibilities included coordinating the integration of systems, and reorganizing to operations. The position was transferred to Houston Texas.Following Texas, I was asked to transfer to the East Coast and into CBRE's brokerage unit. CBRE was preparing to become a public company, and was instituting structural changes. Ultimately, my assignment led back to the corporate headquarters in Los Angeles.

Ventura County National Bank was operating under an MOU. My six month assignment reporting to the Chief Credit Officer was to evaluate the problem loan portfolio and determine an exit strategy for each loan. After an exhaustive review we fortunately arranged for a sale of the portfolio, which positioned the bank to be purchased at a favorable price.

Security Pacific was purchased by Bank of America, and I remained as SVP and Department Manager through the transition. At its height the department had 50+ staff, and over the course of time resolved in excess of $2B in loans. We developed processes to reduce expenses, including legal costs by 40%.

In 1987 Security Pacific Bank purchased The Arizona Bank. By 1988 the nationwide real estate bust was evident, and the problems in Arizona were mounting. In 1989 I was asked to transfer from Los Angeles to Phoenix to establish and staff a special assets department. When I arrived there was no SAG, but when I left, the group had resolved over $2B in problem loans, published Policy and Procedure manual, hired and trained over 50+ staff. Our most successful effort at controlling expenses related to legal cost control.

This was my introduction to Special Assets, and Problem Loans Resolutions. I worked in downtown Los Angeles for nine years with increasing responsibilities. Security Pacific purchased the Arizona Bank in 1987, and soon after the real estate bust occurred. By 1989 the problems in the Arizona unit were significant, and I was asked to develop and staff the Special Assets Department headquartered in Phoenix Arizona.

After graduating from business school, I accepted a position with Bank of America in Los Angeles. The first six involved an intense credit training and rotational assignment. Once the credit program was complete, I was assigned to as an Assistant Vice President and Commercial Loan Officer at a commercial lending hub.
