I am responsible for managing the Maintenance and Operations Division within Public Works; responsibilities include management and oversight of the operational and maintenance aspects of the storm water, streets, and landscaping infrastructure within city right-of-way (ROW), citywide compliance with its National Pollution Discharge and Elimination System (NPDES) Phase II permit and Fleet management.In my role as a manager at the City of SeaTac, I am responsible for overseeing and coordinating the activities of the Public Works Maintenance and Operations Division, ensuring that we efficiently meet our objectives. I develop work plans and determine procedures to expedite workflow, while also providing guidance and support to my team by assigning, reviewing, and approving their work. I conduct performance evaluations, set standards, and assist in addressing any grievances that arise, striving to maintain a positive work environment. I am also engaged in budget preparation, analyzing cost data from completed projects and task work to determine future estimates. Moreover, I focus on developing comprehensive maintenance plans and schedules, implementing policies, and ensuring compliance with safety regulations through regular training meetings. My analytical skills are essential, as I investigate complaints, identify areas for improvement in our operations, and apply asset management methodologies to enhance our maintenance programs. Through strategic resource allocation and prioritization of projects, I ensure we efficiently utilize our budget and maintain the highest standards in public works.

Oversee Road Operations Asset Management Program and NPDES compliance. Supervises three Asset Management Specialist and up to eight additional employees depending on the assessment needs.My team performs collection of all assets within unincorporated Pierce County. I oversee condition assessments for catch basins, pipes, numinous water quality features, pavements, walls, fences, gates, roadside vegetation, shoulders and sidewalks. I help create work function codes depicting the level of service standard for our assets. We build databases, utilize ArcGIS Online for field assessment and work order applications, and maintain our CMMS system.I have built condition assessment programs including defining the level of service from their infancy to maturity without existing models to start from. I have worked on or supervised all types of transportation infrastructure asset management programs dealing with the following elements: Inventory, Level of Service, Condition Assessment, Cost Data, Usage Data, Replacement Model, Risk Assessment and Performance Measures.My team and I have been honored to present at dozens of conferences including APWA International Congress, StormCon, ESRI and have given multiple webinars all on asset management. We have had multiple articles written about our programs in American City and Country, and in an ESRI publication.My team and I also were recipients of the Special Achievement in GIS Award from ESRI and a finalist in the 2016 Team Award for Asset Management from the Institute of Asset Management (IAM).
