Directly accountable for full cycle project management deliverables including planning, scheduling, technical management, ensuring governmental guidelines are completed and up-to-date, partnering with supply chain for material coordination, budgeting, reporting,  managing staff working on projects, ensuring all training is completed in timely manner and conflict resolution.Provides all levels of bi-directional communications to project staff, clients and supervisors by informing of all circumstances that could affect projects or clientsResponsible for the proper execution of all project related company systems, policies and procedures.  Including but not limited to, RFIs, CORs, Budgets, project permitting, applicable legal documents, warranty issues, Sage, Close out Books, Schedules, Submittals, Safety Program, Estimates, Buy Out, Forecasts, Subcontractor Agreements and due diligence.  Performs risk assessment and analysis to all aspects of the projects to ensure proper execution.  Provide training for those areas that need improvement.

Facilitate maintenance training programs for Service team to develop and reinforce technical skills and expectations for all aspects of Service including: apartment turns, upgrades, service requests, preventative maintenance, customer service, curb appeal, purchasing, maintaining inventory, etc.)Collaborate with Training Department and act as Subject Matter Expert in the design and development of service/maintenance training programs.Facilitate safety topic portions of employee training courses for all newly hired service employees.Facilitate safety refresher workshops.Provide coaching to Service Managers and Service team members on specific tasks and behaviors as requested.Maintain locations for Service team technical training.Participate in and conduct field safety inspections and site visits.Assist with accident investigation and corrective action.Work collaboratively with the Director, Environmental Health and Safety to effectively support new safety program initiatives. This may include, research, testing, data gathering, and troubleshooting.Identify and communicate individual and systematic performance improvement opportunities for Service team members.Participate as a key member of cross regional best practices teams for both service and safety.Maintain up to date knowledge of standards that directly impact site teams.Demonstrate optimal safety behavior at all times.Provide Service Manager coverage at communities if needed.

Performing area security for combat operations. Internment/Resettlement. In-processed detainees using a BAT and fingerprint system. Ensure security measures for housing complex were in place. Oversee completion of all units as to the specifications of homeowners. Coordinate the corrections of all deficiencies in a timely manner. Schedule installation dates for all sub-contractors.Gather bids from sub-contractors. Conduct all pre-closing inspections with homeowners.Coordinate all service technicians for multiple job sites. Maintain customer service ticket tracking system to assure timely completion of all work. Troubleshoot and correct any deficiencies as set forth by the 2-10 warranty. Act as point of contact on all customer service related items. Invoice all billable work for payment to sub-contractors. Serve as a representative on all Arbitration hearings. Conduct employee evaluations yearly. Interview potential employees
