Mr. Binitie has over eight years of experience in financing complex real estate transactions.Mr. Binitie has an extensive tax credit financing experience (LIHTC, NMTC and HTC) and has closed on financing from nearly every public capital source available including HOME, HPTF, NSP, CDBG and NIF. Mr. Binitie’s maintains a narrow focus on creatively structuring deals that strive to address the need of his clients, community stakeholders as well as various government agency partners. By narrowly focusing on efficiently financing community development transactions, Mr. Binitie has been successful in adding value beyond the numbers. To date Mr. Binitie and his team are currently managing over $200 million in assets. As Managing Principal of Dantes Partners, Mr. Binitie directs the acquisition, development, management and financial activities of the firm. Mr. Binitie’s career is underscored by a commitment to creating and preserving affordable and workforce housing. To this end, Since founding Dantes Partners, Mr. Binitie and his team have closed over $219 million of unconventional real estate transactions that utilize low-income tax credits, new market tax credits, tax-exempt bonds and a various other forms of alternative financing. These efforts have lead to the creation of over 700 units of workforce and affordable housing.Mr. Binitie speaks regularly at industry focused events. Recent engagements include sessions with The Minority Resource, African-American Real Estate Professionals, Biz Now, DC Building Industry Association, Georgetown University, University of Maryland – Colvin Institute of Real Estate Development and the Howard University Real Estate Club.Mr. Binitie received a B.S. from New York University and an M.S. in Real Estate Development from Johns Hopkins University and is also an alumnus of the Urban Land Institute’s Real Estate Apprenticeship Program.

The New Communities Initiative, a billion dollar comprehensive partnership designed by the Government of the District of Columbia to improve the quality of life of families and individuals living in the city’s most distressed neighborhoods. Mr. Binitie was primarily responsible for leading the implementation of the New Communities Initiative to redevelop four (4) distressed public housing communities in the District of Columbia. The Initiative introduced developments focused on creating and preserving affordable housing units within a mixed-income context. New Communities Highlights:• Managed and leveraged $200M in public funds to further subsidize these developments• Issued and reviewed request for proposals and responses from development teams to redevelop 365 existing units in Northwest One into a vibrant $700M mixed-use, mixed-income community• Created development plans for each “new community”, taking into consideration existing tenant needs, market trends, environmental concerns and economic growth goals• Negotiated with private developers with a view to bolster the District’s tax base, limit risk/exposure and generate incentives and/or penalties to protect the District’s investments• Negotiated various legislation with District Council to dispose of public land, issue tax-exempt bonds and provide budgetary support for New Communities programs • Collaborated with District Housing Authority, Department of Human Services, Office of Property Management and District Housing Finance Agency to pool resources and refine plans for the New Communities Initiatives• Worked with various non-profit groups to establish self-sufficiency plans for low-income housing families, including, adult education programs, youth education, drug and alcoholism prevention as well as public safety issues• Engaged various community groups and stakeholders in monthly meetings to seek advice and keep them abreast of new developments
