- Oversight and coordination of all contract services as third party provider of the maintenance and life safety system operations for all Duke Realty properties in the Raleigh-Durham area (3 million SF).
- Provided excellent client customer service, responding to client requests/problems in a timely manner. Ensured 24-hour emergency coverage for the property at all times.
- Conducted periodic inspections of the grounds and tenant spaces to ensure compliance with leases and the proper upkeep expectations.
- Ensured property and lease files were properly maintained and kept up to date in accordance with company policy. Prepared and maintained tenant lease files, records, and correspondence.
- Administered new tenant occupancy by providing important information including emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.
- Developed proficiency with different property management software. Followed established reporting protocols for maintenance requests, preventative maintenance, vendor and tenant Certificates of Insurance and key lease.
