Responsible for key services of all mechanical equipment related to the proper operationand functionality of the property; i. e. Preventative, Repair, Replace, Restore. Projectorganization, quality control, consulting and planning for specific property relatedprojects. * Budgeting and financial control* Compliance with all local codes and regulations* Team training* Team productivity monitoring* Supervise and organize all staff activities either directly or through effectivedelegation * Organization of dispatch and response procedures* Dispensation of activities, projects, and routines* Establishing and using chain of command procedures* Implementing hazard control and team safety practices* Implementation of Preventive Maintenance Scheduling* Establish training goals for each team member * Maximize machine life while matching or exceeding design intent* Develop system operation alternatives and contingency plans in the event that failuresoccur* Interact with contractors, vendors, and consultants in an unbiased, objective, andethical manner* Identify key industry resources that can aid the operation or contribute toenhancements * Scheduling of preventive maintenance with minimum disruption of building service.* Performing and/or delegating preventive maintenance tasks to the appropriatelyqualified staff member* Coordinating the input and output of the Preventive Maintenance system withadministrative personnel* Reviewing the status of preventive maintenance on a regular basis* Analyzing preventive maintenance log data in order to formulate more efficientoperating procedures * Conducting "hands on" instruction in basic maintenance and trouble-shooting procedures * Conducting annual progress reviews* Recommended enrollment in relevant outside courses* Screening engineering staff candidates

Accountable for twenty-three client based service accounts, priority scheduling,including service and preventative maintenance while building solid customer relations.* System Diagnostics/Troubleshooting * Building Automated Systems (BAS) Johnson, Siemens, ACI* Closed and Open Loop Heat Exchange* Full Mechanical Comprehensive Service* Establish rapport and trust with potential clients to establish confidence in thecompany as well as the technician.* Assist Special Projects division for system design in accordance with buildingapplication.* Assist field technicians with troubleshooting and general technical support.* Rotate backup status for the on call technician in emergency situations.
