-Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.-Review and track progress of service requests and identify chronic maintenance issues.-Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.-Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.-Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.-Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.-Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident’s satisfaction.-Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.-Oversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.-Promptly communicate with maintenance supervisor and property manager concerning all maintenance issues at the property.-Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.-Help monitor response times for emergency on-call/after-hours maintenance assignments, and addresses issues as needed. Participate in on-call rotation as necessary.

Support the designated leadership with the daily operations of all building systems. This includes hard surface maintenance and repair, basic carpentry and metal work, operating, maintaining and repairing all facility system equipment associated with HVAC operations and mechanical and electrical systems. The Building Engineer will also respond to customer requests and submit and close work orders as necessary, perform preventative maintenance and other duties as assigned.

• Direct all aspects of maintenance operations through excellent customer service, effective staff and vendor supervision and scheduling, and responsible oversight of capital improvements, purchasing and workplace safety• Schedule work assignments of community maintenance service associates• Provide timely response to requests for maintenance service and ensure quality of maintenance service provided• Supervise all capital or major improvement work performed at the community• Ability to perform professional level maintenance services relating to plumbing, electrical, appliances, heating and air-conditioning and general construction and supervision techniques of others• Being available to respond to after-hours emergency needs of the community• Develop/improve personal and maintenance staff skill levels to benefit the apartment community

• Responding to resident requests for maintenance and service by troubleshooting the problem and taking appropriate action to repair or restore service• Completing the “make ready” process to prepare vacant apartments by completing pre move out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors as needed.• Supporting the cost-cutting and expense control programs by fixing rather than replacing parts when possible,• Demonstrating customer service skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency• Assisting in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of property to manager
